Talk to Oak Raise

Oak Raise delivers licensed general contracting, renovations, and trade coordination for owners who want one accountable team on site from day one.

Questions

Before we start.

01Are you licensed and insured?

Yes. We carry general liability, workers' compensation, and builders' risk on active projects. Certificates are provided for your lender, landlord, or owner's representative on request — usually within one business day.

02Do you handle permits?

We pull permits where required, schedule all required inspections, and include permit costs in the proposal unless you prefer to self-pull. Permit drawings and approved plans are included in the close-out packet.

03How do change orders work?

Any scope change is priced in writing and signed by both parties before work proceeds. We do not start changed work verbally. If a change is required to address an unforeseen condition, we stop, document it, and present options before proceeding.

04Do you self-perform or subcontract?

Both — core carpentry and supervision are self-performed; licensed MEP trades are subcontracted under our master contract. All subcontractors carry their own insurance and are listed in the project directory at contract signing.
